Title Examiner I

The Title Examiner I is responsible for preparing title reports for mortgage and consumer lending applications, conducting research on real estate records, and serving as a subject matter expert in real estate titling.ResponsibilitiesResearch and compile necessary information to prepare in-house letter reports for home equity and mortgage loansNavigate both the consumer lending and mortgage lending origination systemsResponsible for accessing recorded documents on all Register of Deeds search engines and having knowledge to select optimal system given the location of the propertyExamine recorded documentation to accurately identify property ownership, legal description, and liensSearch circuit court databases to identify outstanding judgments on loan applicantsUtilize online resources to document child support liens impacting borrower’s ability to repay loanReview county assessor sites for property market values and real estate tax payment recordsEnter information obtained into a letter report format, reviewing all information on the report to ensure accuracy and completenessIdentify and access available resources when assistance is neededMonitor application queues to ensure requests are being completed within service levels. Communicate any change to service level with all impacted partiesMaintain understanding of all state and federal guidelines which include knowledge of regulations Z (Truth-in-Lending), C (HMDA), B (ECOA)Communicate any discrepancies between the title report and loan application by highlighting those areas on the report and adding comments in the loan origination systemReview title completion reports, and prepare final titles in a timely manner, to ensure the lien position of our mortgageCommunicate with UWCU Mortgage department, external title companies and financial institutions to ensure deeds, mortgages, subordinations, satisfactions, and correction instruments are recorded prior to completion of the UWCU final titleRespond promptly to inquiries and indicate ownership has been takenMaintain knowledge of application/underwriting/processing/servicing processes and understand how title examination supports those processesServe as subject matter expert, support lending staff on loan processes, procedures and file requirements or conditionsDevelop knowledge of documentation needed to make changes to ownership, legal description, or lien positionAssume responsibility for departmental projects as assigned by the Consumer Loan Processing & Servicing ManagerTake ownership for change.
