Real Estate Representative

Remote Full-time
Provides cost-effective facilities and operating units that meet projected needs of the company by performing real estate project management for industrial, office and parking facilities, including relocations, expansions, land purchases, property dispositions, and portfolio management.

Essential Functions
• Investigates, evaluates, and recommends real estate alternatives including land purchases that meet the company's facility capacity needs and operational requirements considering engineering and cost factors as well as schedule.
• Negotiates business deals for leases, land purchases and legal contracts.
• Coordinates and acts as a lead with external vendors and internal team members to accomplish projects.
• Monitors the scope of building improvements, solicits and evaluates bids, awards contracts and ensures completion.
• Negotiates timely and cost-effective extensions of existing leases and provides flexibility for future extensions.
• Prepares and submits Capital/Lease Expenditure Authorization Requests (CLEARs), which outline the business deal and provides justification for the real estate action.
• Maintains landlord relationships and interprets and enforces lease provisions and resolves disputes.
• Participates and acts as a lead on public project approvals including zoning, use and site plan with minimal guidance.
• Coordinates with the tax department and government agencies to secure project incentives and infrastructure investments.
• Coordinates the lease or sale of property deemed excess by the company.
• Provides input on rent and capital for the fiscal year as well as forecasts spending of new rent monthly.
• Perform other duties as assigned.

Minimum Education

Bachelor’s degree in Business, Engineering, Real Estate or related area required.

Minimum Experience

Four (4) years experience required in industrial real estate which includes site selection, lease negotiation, and managing the efforts of brokers, developers, and real estate counsel or related area.

Knowledge, Skills and Abilities

Software skills, including use of Microsoft Office Software and web-based applications.

Verbal and written communication skills necessary to explain complex and/or confidential information.

Ability to anticipate and identify problems and use sound judgment and fact-based analysis to develop effective and efficient solutions.

Knowledge of real estate negotiation, leasing and acquisition, disposition of real estate, property management, project financing.

Knowledge of construction, site development and land use regulations including environmental law and ability to read blueprints or construction designs.

Pay Transparency: This compensation range is provided as a reasonable estimate of the current starting salary range for this role across all potential locations. If this opportunity includes multiple job levels, the range is a reasonable estimate of the current starting salary for the lowest level to the current starting salary of the highest level. Actual starting pay would be determined by experience relative to the job, market level, pay at the location for this job and other job-related factors permitted by law. An employee may be eligible for additional pay, premiums, or bonus potential. The Company offers eligible employees health, vision and dental insurance, retirement, and tuition reimbursement.

Pay: U.S. Pay Range: $5,364.26/month -$13,571.58/month Colorado Pay Range: $5,364.26/month - $13,006.09/month New York Pay Range: $5,662.27/month - $13,571.58/month New York City Pay Range: $6,854.33/month - $13,571.58/month

Additional Details: This position can be remotely domiciled anywhere in the U.S.
