Preconstruction Manager
Primary Responsibilities: Lead and manage the preconstruction phase of the project from conceptual design to construction readiness. Collaborate with project managers, architects, engineers, and clients to define project scope, budget, timeline, and goals. Organize and attend preconstruction meetings with stakeholders, ensuring alignment on project details and objectives. Develop and manage accurate project cost estimates, including material costs, labor, equipment, and subcontractor bids. Perform value engineering to ensure cost-effective solutions while maintaining quality. Identify potential cost-saving opportunities and propose alternative strategies to meet budget requirements. Develop and manage the project’s preliminary construction schedule, ensuring critical milestones are identified and achievable. Work with the project team to develop a detailed timeline, including subcontractor involvement, material procurement, and site preparation. Identify potential risks and challenges during the preconstruction phase, and develop mitigation strategies. Review contract documents for potential issues or discrepancies, ensuring clarity and compliance. Maintain comprehensive records and documentation for preconstruction processes, including drawings, specifications, and contracts. Provide regular updates to senior leadership, clients, and stakeholders on the progress of preconstruction activities. Lead and mentor preconstruction staff, including estimators, coordinators, and assistants. Foster a collaborative and positive work environment, ensuring smooth communication and teamwork between all parties involved in the preconstruction phase. Establish and maintain positive relationships with clients, subcontractors, and external partners. Act as the primary point of contact for clients during the preconstruction phase, addressing inquiries and ensuring their needs are met.
