Job Title: Property Manager – Short-Term Rentals (Remote)

About the Role:
We are seeking an experienced, tech-savvy Property Manager to oversee a portfolio of short-term rental properties listed on Airbnb and VRBO across the Midwest and West Coast. The ideal candidate is highly organized, self-motivated, and comfortable managing day-to-day operations remotely using tools such as Hospitable and Breezeway.
You will be responsible for coordinating cleaning and maintenance teams, monitoring guest communications, ensuring high-quality property presentation, and maintaining seamless operations across platforms.
Key Responsibilities:
• Manage daily operations of multiple Airbnb and VRBO properties remotely
• Coordinate and communicate with cleaning and maintenance teams to ensure timely turnovers and upkeep
• Monitor guest communications, inquiries, and reviews across platforms and ensure high response standards
• Use Hospitable to automate messaging, calendar syncing, and guest interaction
• Use Breezeway to schedule, track, and verify cleaning and maintenance tasks
• Resolve guest issues efficiently while maintaining a positive guest experience
• Oversee inventory restocking, supply levels, and vendor performance tracking
• Ensure each property is clean, safe, and guest-ready at all times
• Assist with listing management, calendar updates, and pricing strategies when needed
Working Hours & Expectations:
• Must be available to respond to guest and team communications during business hours across Pacific and Central time zones, including some weekends or evenings
• This is a fully remote role; candidates must have reliable internet, a computer with webcam, and a quiet, professional work environment
• No regular travel is required, though optional site visits may be arranged depending on candidate's location
Performance Expectations:
Success in this role will be measured by:
• Guest satisfaction and review scores
• On-time turnover coordination and issue resolution
• Platform response rates
• Cleanliness and maintenance consistency across the portfolio
Qualifications:
• Prior experience managing Airbnb/VRBO properties is required
• Proficient in Hospitable and Breezeway software
• 2+ years of experience in short-term rental operations, hospitality, or remote property management
• Strong communication skills and the ability to manage vendors remotely
• Highly organized, detail-oriented, and responsive
• Comfortable managing multiple properties across different markets and time zones
• Ability to take initiative, remain calm under pressure, and problem-solve quickly
Preferred Qualifications:
• Experience with dynamic pricing or listing optimization
• Familiarity with Airbnb cleaning standards and guest experience best practices
• Ability to create and follow documented SOPs for property management
Compensation:
$25–$35 per hour, depending on experience and qualifications. Flexible structure based on portfolio size and responsibilities, with opportunities for growth as the portfolio expands.
