OVERVIEW:
The Senior Market Research Analyst is responsible for providing comprehensive real estate analysis and strategic site selection. They will create and maintain new and existing store trade areas, develop sales and cannibalization forecasts for new/relocating stores and will run pro formas and other financial analysis. They will work on strategic, ad hoc projects that support real estate initiatives and provide insights on ongoing real estate market strategies. They will not only be proficient at their analysis but will excel at working collaboratively within the market research team and across the broader real estate organization to improve processes and provide a strong market research and financial point of view to inform real estate decision making.
Job Duties & Responsibilities
• Actively partner with Real Estate to ensure optimal market strategy for new and existing stores. This requires a project management type mindset, being able to holistically integrate many different aspects of each site or store during all phases of the life cycle, from preliminary analysis through store approval and continuing through the term of a store’s lease.
• Analyze new store projects by preparing trade areas, developing sales forecasts and running financial analysis on new store pro formas. Actively develop a point of view regarding each store presented and worked on and be able to defend and advocate for this point of view in front of Senior Executives.
• Analyze specific stores as they come up for lease renewal, including the preparation of financial summaries detailing the implications of rent reductions and forecasting/running financial analysis on relocations and potential closure scenarios.
• Monitor major demographic/market trends and continue to drive process improvement in sales forecasting and financial modeling techniques with an eye to how our data and analysis can benefit other departments across the enterprise.
• Support other areas of the company through the completion of cross-functional, ad hoc projects that serve to support the company’s strategic objectives.
QUALIFICATIONS:
• Bachelor's Degree in Finance, Business Management, Strategy or related field
• 5 - 7 Years experience in Retail, real estate market analysis, finance, consulting business analytics, statistics, or merchandising
• Advanced Excel experience preferred
• Geographic Information Systems (GIS) experience preferred
• Ability to problem solve with incomplete data
• Executive presence
• Action oriented
• Ability to work independently with minimal supervision
• Good communication and collaborating
• Relentless improvement

Targeted Pay Range: $76,500.00 - $124,600.00. This is part of a competitive total rewards package that could include other components such as: incentive, equity and benefits. Individual pay is determined by a number of factors including experience, location, internal pay equity, and other relevant business considerations.
