Rate is building the next generation of lending products and is seeking a Financial Product Manager to lead the strategy and performance of their equity extraction loan products. This role involves defining product structure, pricing, and ensuring competitive and scalable solutions while collaborating with various teams to enhance customer experience and operational efficiency.ResponsibilitiesDefine and own financial product strategy, including loan product structure, guidelines, pricing approach, and investor executionIdentify opportunities based on customer needs, competitive intelligence, and market dynamicsMaintain a deep understanding of competitor offerings, pricing strategies, and product positioning, and translate those insights into actionable product decisionsDrive new product development and enhancements from concept through launchOwn and prioritize the product roadmap, balancing growth opportunities with operational feasibilityDefine and continuously refine product positioning to ensure the product is competitive, differentiated, and aligned to target borrower segmentsOwn financial product performance by influencing both: Revenue drivers (pricing, fees, execution) Cost drivers (operations, fulfillment, credit overlays)Make recommendations and drive decisions on pricing, product structure, and tradeoffs between growth and profitabilityEvaluate and drive tradeoffs between growth, margin, and competitivenessMonitor and optimize key metrics: Funded volume & market share Pull-through / conversion Margin per loan Cost to originatePartner closely with Capital Markets, Finance, and Operations to drive strong economic outcomesIdentify and solve customer and operational friction points through product design (e.g., credit policy, eligibility, documentation, investor constraints)Drive improvements that enhance speed, simplicity, and conversionEnsure alignment between borrower experience, sales usability, and operational executionOperate within agile pods (~50% of time) as the product lead and SME, driving prioritization and decision-makingGuide prioritization, execution, and change management across initiativesLead cross-functional collaboration across Credit, Capital Markets, Compliance, Ops, Sales, Marketing, and TechTranslate product strategy into clear priorities, requirements, and deliverablesOwn product rollout and market adoptionDevelop and deliver: Sales training and product education Job aids and field playbooks Clear product positioning and messagingPartner with Marketing to: Build go-to-market strategies and campaigns Ensure consistent messaging across channels Drive awareness and adoption across sales teamsActively engage with Sales to ensure products are well understood, competitive, and effectively positioned in the fieldSkills10+ years of experience in mortgage lending or financial services3+ years in product management, product strategy, or related rolesExperience with home equity products (HELOC, HELOAN, second liens)Deep understanding of: Loan manufacturing lifecycle (origination through closing)Deep understanding of: Credit policy, underwriting, and complianceDeep understanding of: Regulatory and legal considerationsStrong understanding of pricing dynamics, secondary market execution, and loan-level economicsProven ability to lead cross-functional initiatives in complex environmentsStrong analytical, strategic, and decision-making skillsStrong Excel / data analysis capabilitiesBackground in Capital Markets, Secondary, or financial modelingExperience operating in agile or pod-based environmentsExperience at an independent mortgage bank (IMB)Company OverviewRate is a mortgage company that provides mortgage-related services and solutions.
