[Remote] Sr. Project Manager, Diligence & Fund (Midwest)

The Senior Project Manager will support physical plant inspections and reporting for new acquisitions, oversee project execution, and develop capital investment strategies to optimize asset performance and financial returns.ResponsibilitiesLead physical due diligence efforts for acquisitions, dispositions, and major capital investment opportunities. Develop and underwrite written value-add investment plans for inter-company coordination as well as Operator engagementConduct site visits to evaluate physical plant condition and recommend value-add renovation scope(s) and Major CapEx requirements, if applicable, to enhance form and function of asset with a focus on driving financial performanceCoordinate with Capital Team to determine which items scheduled for CapEx could or should be completed in conjunction with RedevelopmentDevelop and defend capital expenditure assumptions utilized in acquisition underwriting and investment committee approvalsSelect and engage all designers, planners, engineers, architects, decorators, and other third-party consultants as may be necessary in the redevelopment and construction of the project. Reviews potential design, coordination, and constructability issues; as needed, recommends necessary changesPrioritize capital deployment across regional portfolios based on investment returns, asset needs, strategic objectives, and operational impactPresent and obtain internal ownership approvals for the project including market justification, unit interior and common area / amenity scope, cost, financial return, and business justificationOversee and ensure the obtaining of all permits, external approvals, entitlements, and licenses necessary for the development of the project, including interaction with city inspectors and other city officials to ensure project meet city and local code standardsDevelops annual capital plan and reforecast process with internal/external stakeholdersResponsible for all written evaluations of Project Managers and Associates in accordance with company timing guidelines.
