Regional Property Manager - Maryland/Virginia

This Regional Property Manager is responsible for the operational, financial, and physical performance of a portfolio of multifamily communities within Maryland and Virginia. This role drives NOI growth, ensures operational excellence, and leads Community Managers to achieve budgeted financial results while delivering high-quality resident experiences and protecting asset value.

CORE RESPONSIBILITIES:

Asset Performance
• Achieve portfolio income, expense, occupancy, and NOI targets.
• Oversee annual budgeting, forecasting, and business planning.
• Review monthly financial statements, variance reports, and delinquency; implement corrective actions.
• Partner with Revenue Management to optimize rents, leasing velocity, and renewals.
• Approve capital projects and monitor return on investment and execution.

Operational Leadership
• Recruit, hire, develop, and supervise Community Managers and site teams.
• Provide leadership, coaching, and performance management to ensure operational excellence.
• Conduct regular property visits to evaluate physical condition, curb appeal, and operational standards.
• Ensure compliance with company policies, fair housing laws, and operational procedures.
• Monitor leasing performance, occupancy trends, and marketing effectiveness.
• Ensure consistent delivery of high-quality resident service and experience.

Reporting and Portfolio Oversight
• Review weekly and monthly operational KPIs including occupancy, leasing, delinquency, and expenses.
• Analyze market conditions and competitive positioning.
• Provide regular portfolio performance updates to senior leadership.

Strategic and Capital Oversight
• Identify value-add opportunities to enhance asset performance.
• Oversee execution of capital improvements and major contracts.
• Ensure vendor performance, contract compliance, and expense controls.

QUALIFICATIONS

Education
• High school diploma or GED required

Required Experience/Skills
• 5+ years of multifamily management experience, including multi-site oversight
• 3+ years of Regional Property Manager experience required
• Experience working in the Maryland market strongly preferred
• Strong financial acumen and experience managing property financials and budgets
• Proven leadership and team development experience
• Knowledge of multifamily operations, leasing, and asset management principles
• Experience with property management software (Yardi or similar preferred)
• Driver’s License and reliable means of transportation required

• Regularly performs physical activities including standing, walking, sitting, and using hands for grasping and coordination.
• Occasionally lifts, carries, pushes or pulls items up to 50 lbs.; climbs, balances, stoops, crouches, and works at heights up to 40 feet.
• May be exposed to varying environmental conditions including humidity, moving equipment, and, on rare occasions, extreme temperatures or airborne particles.
