As we expand, we’re looking to expand our enforcement protocols and further improve operations at our existing locations. That’s where you come in.About the RoleWe are looking for a Regional Operations Lead to help us oversee our parking operations in our concentrated markets. This role will start as a very “boots-on-the-ground” position, responsible for monitoring properties in the assigned area to ensure parking operations are running smoothing while learning the ins-and-outs of how Parkade works. This role will be responsible for a variety of broad operational tasks related to parking lot operations including enforcement, traffic control, and light maintenance from time to time. Eventually we’re aiming for this position to grow into a “Regional Manager”-type role, responsible for hiring and training a team of local hourly employees to help manage day-to-day operations at our partner locations, so growth potential is baked into this role.Early essential functions include but are not limited to:Patrolling our partner locations and utilizing our mobile application to submit reports on unauthorized parkingArranging for the removal of unauthorized vehiclesDirecting traffic as required at partner locationsMaking notes of actions taken during work, maintaining logs, and preparation of detailed reports as neededExplaining parking rules and how to use Parkade’s applications to members of the public, or residents of our partner locationsLifting/installing signage, traffic control devices, and other equipmentAdvise on and implement strategies to improve parking operations at our locationsFollowing policies and procedures and taking directives from managers/supervisorsWorking with our partner location contacts to implement changes they would like to make to their parking lots/garagesThis role is a full-time, salaried position, with the expectation of schedule flexibility. We are open to people seeking non-standard working hours, and it may be a requirement of the role to work such hours, as needed. You will serve as the first point of contact for our customers in many cases, and should be prepared to work non-standard hours occasionally. Other ResponsibilitiesStay up to date with Parkade’s product and operations, and have a complete understanding of our enforcement protocols at each partner locationPrepare and report on daily summary of activitiesRegularly update upper management on operational challenges and suggest/implement improvementsInspect and report poor lot conditions including issues with signage, ground markings malfunctioning and or damaged parking equipment while carrying out patrol activitiesPost & replace signage as necessary, as provided by managementSupervise and conduct parking lot surveys for space inventory, occupancy, and provide other information as needed for planningOther tasks and duties as assigned by your managerRequirementsAbility to work independently, with integrity, and with limited supervisionFluent in written/spoken English — you are able to communicate clearly with customers and teammates at all levelsYou're a self-starter that is always looking for the next problem to tackleYou know how to multitask and prioritize issues, even in absence of clear guidelinesAbility to understand policies and procedures related to towing, ensuring any towing requests performed by our team are compliant with local and state law Be comfortable with learning new systems and integrating them into your daily workProven record of people management, with the expectation of building and leading a team of local hourly operations staffWhile a vehicle is not required, you will be required to physically visit several local addresses per shift, sometimes more than a mile apartTravel between Dayton, Cincinnati, and Columbus will be required. Travel is not daily, but is expected several times per monthNature of WorkThis role involves considerable walking, standing, and/or sitting for extended periods of time, working in inclement weather, dealing tactfully with a sometimes hostile public, utilizing a mobile device to file reports, exposure to hazards and working in the proximity of other moving vehicles, and requires normal color vision. Employees may be required to lift and install/remove signage, traffic control devices, or other equipment weighing up to 75 pounds. Employees may be required to work nights, weekends, holidays, and any shift as directed by their manager.
