This is NOT an admin role. This is a phone-first SDR role. If you are confident on the phone, experienced with UK property / lettings enquiries, and can follow a script word-for-word while still finding the right fit for tenants, keep reading. Sila Estates is a growing UK property company specialising in professional shared living. To scale, we are hiring experienced SDRs to handle calls and convert enquiries into booked viewings. Your Role (SDR – Calls Only) Call SpareRoom leads daily (inbound + outbound) Run tenant screening calls using a strict, proven script Follow the script 100% word-for-word (non-negotiable) Handle objections calmly and professionally Offer suitable alternatives and match tenants to the right rooms when needed Follow up missed calls consistently Book viewings on the same call whenever possible Manage viewing enquiries end-to-end via phone & WhatsApp Update outcomes clearly in SpareRoom & WhatsApp Your only responsibility: Turn qualified conversations into booked viewings — correctly and compliantly. KPIs & PERFORMANCE STANDARDS Response time: Less Than 15 minutes Screening calls: 20–30 per week Viewings booked: 8–20 per week Booking rate (qualified leads): 70%+ Follow-ups completed: 100% daily Script accuracy: 100% (mandatory) COMPENSATION & INCENTIVES $800–$1,200 USD base $8–$35 USD per reservation Weekly script-accuracy bonus for following the script word-for-word Paid bi-weekly Clear performance-based growth path You are rewarded for precision and compliance, not improvisation.
