Position: Property Manager (M-7028)

Reports to: Vice President / Property Management

Our Client is a privately held, full-service real estate firm which leases and manages retail and mixed-use assets in the Southeast. The portfolio includes properties totaling over 10 million square feet in 9 states. The company takes an ownership approach and strives to provide a unique approach to every property which results in exceptional asset performance.

The Property Manager is responsible for overseeing and managing the day-to-day activities of multiple properties in the portfolio to protect and enhance the real estate assets. The selected candidate will be a collaborative team player that welcomes a challenge and is confident in their decision-making ability.
RESPONSIBILITIES
β€’ Manage the day-to-day operations on site of a specific property and potentially other locations depending on company growth.
β€’ Maintain and develop strong relationships with existing tenants.
β€’ Respond to tenant and asset customer inquiries and suggestions.
β€’ Respond 24 hours, 7 days per week to any tenant issue or property emergency.
β€’ Develop operations programs that contribute to the overall profitability, safety, and productivity of the property.
β€’ Resolve maintenance issues, develop preventative maintenance plans and administer property improvements.
β€’ Oversee existing property conditions.
β€’ Assist the marketing department in the development of promotions, advertising campaigns and special events.
β€’ Prepare the annual budget of each assigned asset and provide, at least, a semi-annual reforecast.
β€’ Prepare monthly and quarterly variance reports for ownership groups.
β€’ Participate in and lead regular asset management calls with ownership representatives.
β€’ Inspect property on a regular basis to note and correct all related issues.
β€’ Assist in managing fiscal activities of the property including development and adherence to the budget.
β€’ Recommend and implement property sustainability practices.
β€’ Evaluate property needs and recommend capital improvements as required. Execute approved projects in a timely manner – ensures scope accuracy and compliance.
β€’ Develop relationships and serve as liaison to civic representatives, business partners, home office and tenants.
β€’ Establish and maintain positive community relations by attending various functions as a representative of the center. Review and approve requests for tours, information, and public appearances.
β€’ Direct extra income activity by approving applications for commercial activity on the common area after reviewing for desirability and possible conflict with tenant interests.
β€’ Direct temporary/specialty leasing efforts to produce additional income for the asset.
β€’ Assist the Tenant Coordinator to monitor on-site tenant construction for compliance with approved plans. Work proactively with others to ensure meeting rent commencement dates.
β€’ In cooperation with retail leasing team, show space and interact with national, regional, local tenant prospects to enhance property income.
β€’ Understand and report on market conditions, competition, community/ government issues and economic development plans.
QUALIFICATIONS
β€’ Four-year college degree preferred.
β€’ 3+ years of experience in managing retail shopping centers and/or mixed-use assets.
β€’ Creative abilities; able to think β€œoutside the box”.
β€’ Demonstrated leadership and management ability.
β€’ Excellent organizational, communication and interpersonal skills.
β€’ High proficiency of Microsoft software including Word, Excel, and Outlook.
β€’ Experience with Building Engines and Yardi preferred.
β€’ Affiliation with ICSC and advanced Property Management specific certifications preferred.
β€’ Strong analytical and problem-solving skills.
