Position Overview

The Property Accounting Director plays a pivotal role in ensuring the highest level of financial reporting accuracy and maintaining financial systems in a multi-entity environment. This position leads and mentors the accounting team, supports financial analysis, and works closely with various departments to optimize accounting processes and ensure compliance with internal controls and external regulations.

The Property Accounting Director will oversee the preparation, review, and presentation of financial statements, manage budgeting processes, ensure compliance with joint ventures, partnership accounting, and consolidation. This role also supports business growth by assisting with new property setups, acquisitions, and conversions.

Responsibilities:
Β• Lead and supervise a team of accountants, ensuring proper development and mentorship.
Β• Oversee and review monthly financial statement preparation in line with GAAP and company procedures.
Β• Manage the preparation and reconciliation of balance sheet accounts, ensuring accuracy and timeliness.
Β• Collaborate with operations to provide in-depth analysis of financial performance, budget-to-actual variances, and recommend process improvements.
Β• Present financial reports to the executive team and lead discussions on financial outcomes.
Β• May oversee joint venture and partnership accounting, consolidation, and reporting.
Β• Assist with property setup, conversion processes, and provide acquisition support.
Β• Support onboarding new clients, migrating data, and ensuring a smooth transition during the onboarding process.
Β• Manage compliance, including debt reporting and audit preparations.
Β• Assist in the preparation of budgets, financial projections, and forecasts.
Β• Ensure adherence to internal controls and financial policies.
Β• Maintain databases and implement automated financial applications to improve productivity.
Β• Conduct ad-hoc financial analysis and reporting for key stakeholders.

Qualifications:
Β• B.S. in Accounting or Finance required.
Β• CPA preferred.

Experience:
Β• 5+ years of related accounting and financial reporting experience, preferably in a multi-entity, property management environment.
Β• Strong experience in leading teams and supervisory roles, with a focus on staff development.
Β• Expertise in GAAP and ERP financial systems (e.g., Entrata, Realpage, Microsoft Office Suite, Yardi, QuickBooks).

Skills:
Β• Advanced proficiency in Microsoft Excel, including complex data analysis, financial modeling, pivot tables, macros, and creating dynamic dashboards.
Β• Excellent verbal and written communication.
Β• Strong attention to detail, accuracy, and the ability to make sound decisions.
Β• Ability to lead cross-functional teams and collaborate with internal/external stakeholders.
Β• Highly developed problem-solving, organizational, and analytical skills.
Β• Ability to manage multiple responsibilities and meet tight deadlines.
Β• Financial planning, forecasting, and budgeting experience.
