Part-Time Expert Real Estate Appraiser (Florida Land Valuation Litigation)
Full job description
We are seeking an experienced and credentialed Florida real estate appraiser to support litigation matters involving vacant land valuation, easement impacts, access limitations, and marketability issues. This is a part-time, contract-based role on an as-needed basis and includes expert opinion development and court testimony.
Responsibilities
ā¢ Review deeds, plats, surveys, and title-related documents
ā¢ Analyze fair market value of vacant land and other real property
ā¢ Evaluate impact of easements, access limitations, and encumbrances on value
ā¢ Conduct site inspection if necessary
ā¢ Prepare written expert opinion suitable for court submission
ā¢ Provide deposition and trial testimony as required
ā¢ Defend valuation conclusions in legal proceedings
Qualifications
ā¢ Active Florida appraiser license or certification, preferably Certified General
ā¢ Strong experience in Florida land valuation
ā¢ Experience with easement or access-related valuation issues preferred
ā¢ Prior expert witness or litigation support experience preferred
ā¢ Strong written reporting and verbal testimony skills
Compensation
ā¢ Flat $750 ā $1,250 per court case, including all work (file review, analysis, report preparation, deposition, and trial testimony)
ā¢ Engagements assigned on a project-by-project basis
