Matterport → BIM Specialist (LOD 300)

Job Description We are looking for an experienced BIM specialist to convert Matterport scans of facilities into BIM models suitable for energy modelling and technical analysis. This role focuses on geometry accuracy and model quality, not visualization or architectural presentation. We are looking to build a long-term working relationship with the right candidate and expect ongoing work across multiple projects. Scope of Work Convert Matterport scans into LOD 300 BIM models Models must be suitable for energy modelling workflows LOD 300 – Energy Modelling Requirements In an energy modelling context, LOD 300 means: Spaces / rooms are fully defined and enclosed Geometry is airtight No gaps, leaks, overlaps, or unconnected surfaces Accurate floor-to-floor heights Accurate window-to-wall ratios Correct classification of: Exterior vs interior boundaries Roof slopes and major envelope features are correctly modelled Model must reliably support: Surface area calculations Volume calculations Solar exposure analysis Deliverables LOD 300 BIM model (Revit preferred) Clean, airtight geometry suitable for energy analysis Organized model structure (levels, spaces, envelope elements) Required Experience Proven experience converting Matterport scans to BIM Experience producing LOD 300 models Understanding of BIM requirements for energy modelling Nice to Have Familiarity with energy modelling workflows or software Experience with commercial or institutional buildings How to Apply Please include: Examples of Matterport → BIM work Confirmation that you have delivered LOD 300, airtight BIM models Software used (Revit version, plugins, workflow) A rough pricing estimate expressed as a cost per square foot We prefer square-foot pricing as it allows us to scope and quote future projects efficiently Your availability and interest in long-term collaboration Applicants without relevant examples or pricing guidance will not be considered.
