About the position

NOW HIRING: Maintenance Coordinator (Residential Property Management) at Los Angeles Property Management Group. This full-time position offers a competitive hourly wage of $21-$24 and is located in Studio City, CA 91604. The role requires working four days in the office and one day from home, with a standard schedule of Monday through Friday from 8:00 AM to 5:00 PM, including a one-hour lunch break. The Maintenance Coordinator is responsible for troubleshooting, scheduling, assigning, and following through on work orders for a portfolio, while obtaining necessary approvals and providing excellent customer service. Exceptional organizational skills, attention to detail, and a commitment to outstanding customer service are paramount in this role. The Maintenance Coordinator will receive, track, and schedule work orders within 24 business hours of receipt, ensuring timely follow-up on work orders that have been dispatched to vendors until completion. This position requires regular communication with clients, tenants, and co-workers via text, phone, and email. The Maintenance Coordinator will also train maintenance staff on the use of property management software such as AppFolio, TSheets, and KPA, and provide coverage to other portfolios as needed. The role reports directly to the Maintenance & Construction Supervisor and may involve additional duties as deemed necessary by management.

Responsibilities
• Receive, track, and schedule work orders within 24 business hours of receipt.

• Obtain approval from ownership on repairs over maintenance limit for assigned work orders.
,
• Assign work orders and coordinate schedule for assigned technicians.
,
• Review schedule, approve timesheet, and invoice for work done by assigned technicians.
,
• Timely follow up on work orders that have been dispatched to vendors until completed, updating the work order accordingly.
,
• Regularly communicate with clients, tenants, and co-workers via text, phone, email.

• Arrange to have services turned on for clean & shows.
,
• Train maintenance staff on use of AppFolio, TSheets and KPA.
,
• Provide coverage to other portfolios as needed.
,
• Other tasks as assigned by management.

Requirements
• Bilingual Proficiency: Fluent in both English and Spanish, with strong verbal and written communication skills in both languages.
,
• Property Management or Construction Experience: 1-2 years of hands-on experience in property management or the construction field, demonstrating knowledge of industry practices and processes.

• Tech-Savvy: Comfortable using technology and property management software to efficiently manage work orders, schedules, and communicate with technicians, vendors, clients and team members.
,
• General Maintenance Knowledge: A solid understanding of basic maintenance concepts, including knowledge of common repair issues, equipment, and building systems.

• Problem-Solving & Critical Thinking: Strong troubleshooting skills to identify and address maintenance issues, collaborating with appropriate parties for effective solutions.

• Organizational Skills: Ability to efficiently manage and prioritize multiple work orders, ensuring timely resolution and follow-up.

• Customer Service Orientation: A commitment to providing outstanding customer service, addressing inquiries, and resolving issues promptly and professionally.

• Time Management: Effective time management skills to meet deadlines, schedule work orders, and coordinate technicians efficiently.
