Licensed Real Estate Broker Field Research Partner (Nashville)

We are seeking a licensed real estate professional in the Nashville area to serve as a Licensed Real Estate Field Research Partner (Nashville) . This is a part-time, project-based role focused on helping build a private buyer-side property intelligence dataset across selected target neighborhoods. The role is designed for an agent who already understands residential showings and can quickly identify the kinds of issues that do not reliably appear in MLS listings, such as photo realism, visible condition, privacy, lot usability, layout functionality, and other on-the-ground qualitative factors. This is not a traditional sales or lead-generation role. The primary responsibility is to visit qualifying properties and submit short, structured field notes that help improve pre-showing decision-making and property analysis. Requirements Key Areas of Responsibility Active real estate license in Tennessee, or ability to lawfully access and tour residential listings in the target market Strong familiarity with Nashville residential real estate and target neighborhoods Prior experience representing buyers, previewing homes, or evaluating residential property condition and marketability Strong observational judgment and attention to detail Ability to distinguish between objective field observations and subjective or legally sensitive commentary Professional communication skills Comfort using simple online forms and mobile-friendly tools Reliable, responsive, and able to follow a consistent submission standard What the Candidate Might Do on a Typical Day Review a small list of target listings in selected neighborhoods Visit one or more properties as part of their normal showing activity or scheduled fieldwork Note whether the listing photos accurately reflect the property in person Assess visible condition, layout flow, privacy, lot usability, and neighborhood context Submit a 60-second to 5-minute structured field note after each qualifying visit Occasionally share feedback on whether the form, categories, or scoring framework should be refined Benefits Compensation will be discussed with selected candidates. For the pilot phase, work is expected to be paid on a per accepted submission basis.
