Distressed Property Acquisition Analyst (Research + Owner Calls)

Job Overview We acquire distressed properties, including tax-delinquent, foreclosure, probate, and inherited properties. This role owns deals end-to-end — researching the property, understanding the situation, speaking directly with owners or heirs, evaluating options, negotiating terms, and getting contracts signed. This is not a cold-calling role, not a title research role, and not a legal assistant or paralegal position. You must be comfortable speaking with distressed owners, thinking independently, and handling real conversations without scripts. You will research first, then make informed calls. This is a senior, judgment-based role, not an entry-level position. Responsibilities • Research distressed properties (foreclosure, tax delinquency, probate, inherited) • Review ownership, equity, and situation before calling • Speak directly with owners or heirs in sensitive situations • Make offers and negotiate terms • Manage deals through signed agreement Required Experience • Hands-on experience owning deals, not just assisting • Comfortable working with incomplete or messy information • Strong judgment and decision-making ability • Calm, respectful, non-salesy communication style • No reliance on scripts or high-pressure sales tactics This Role Is NOT a Fit For • Cold callers or script-based sales reps • Wholesalers looking for quick assignments • Paralegals, legal analysts, or title researchers • Entry-level candidates or trainees Compensation • Deal-based compensation per closed transaction • Earnings tied directly to performance • Consistent deal flow for the right candidate Job Type: Full-time Pay: $20.00 - $25.00 per hour Expected hours: 40 per week Work Location: Remote Apply tot his job
