Part-Time Property Manager (Retail Real Estate – Yardi Required)

Salary: $25-$30 (hourly rate negotiable based on experience and proficiency with Yardi
Job Overview: K&L Allstar Investments is seeking a highly organized and experienced Part-Time Property Manager to oversee a portfolio of seven (7) retail real estate sites. The Property Manager will work 15-20 hours per week and ensure smooth daily operations, accurate financial management, tenant satisfaction, and consistent compliance with lease terms. This role requires proficiency with Yardi software for all financial and lease-related operations.
Key Responsibilities:
Lease & Tenant Management
• Abstract lease agreements, capturing rent schedules, escalations, pro-rata shares, CAM/REI responsibilities, expiration dates, late fees, and defaults
• Provide tenants with charge schedules and monthly rent statements
• Issue late notices in accordance with lease terms
• Maintain organized lease files and digital property records in Yardi
• Build rent rolls and collaborate with leasing teams to develop stacking plans
Financial & Software Administration
• Prepare annual property budgets by October 30 of each year
• Review monthly financials (income statement, variance reports, balance sheet, general ledger, etc.) using Yardi
• Generate and analyze variance reports
• Complete annual CAM reconciliations in Yardi and issue invoices accordingly
• Code and process vendor invoices; coordinate with ownership for direct payment
Contract & Vendor Oversight
• Draft vendor contracts using pre-approved templates
• Respond promptly to tenant billing inquiries
• Coordinate with ownership to secure vendors for periodic and emergency maintenance
• Send RFPs for roving technician services (e.g., Able Engineering, Playhouse Property Management)
Qualifications:
• 3+ years of experience in commercial or retail property management
• Hands-on experience with Yardi (Voyager or Breeze) is required
• Deep understanding of lease structures and CAM allocations
• Proficient in reading and generating financial reports
• Strong organizational, communication, and time management skills
• Ability to work independently and manage part-time responsibilities effectively
