Job Description:
Diversified Maintenance is hiring an Area Manager. The Area Manager is responsible for the overall supervision of janitorial staff at assigned sites. The Area Manager also ensures customer satisfaction through the delivery of quality service and provides this service in a timely manner within the established budget. RESPONSIBILITIES:Selection and placement of janitorial personnel; hiring decisions, performance appraisals, design and implement career development and performance improvement plansUnderstand and champion the company's strategic principles, core values and people cultureAssign duties and tasks to employees and inspect work for cleanliness and completion; review worked performed to ensure quality of service to our customersDetermine work procedures and prepare schedules while ensuring the account stays within the given labor budgetConduct new hire orientation, safety training, job training, etc. to assure hourly employees can perform tasks in an efficient and safe mannerPrepare and review all required paperwork such as time sheets, accident reports, new hire paperwork, employee training records, work orders, equipment and supply orders, etc.Create an open line of communication by assisting in employee relations problems, and coaching and counseling employees to empower successEstablish relationships with customers by visiting accounts on a regular basis to ensure the highest quality of serviceResolve problems and complaints in a timely manner to maintain the highest customer satisfaction possibleDocument customer contacts and concerns on an on-going basis, and assist with follow through to ensure issues are resolved, delegate tasks to resolve customer concernsMonitor assigned accounts for work order opportunities and additional work that can be added to the contractEnsure all mandatory Quality Control site visits are completed and recordedSpend time at account locations to support outcomes to meet customer needsQUALIFICATIONS (MUST HAVE):High school diploma or equivalentMinimum of two (2) years of management experience in a service-related industry, preferably janitorial industryBusiness level oral and written communication skills; ability to speak, read, and write fluently in EnglishAbility to multitask and adapt to changing environmentsExcellent customer service skills; active listening skillsAbility to lead and encourage teamwork; ability to negotiate and resolve conflictPREFERRED QUALIFICATIONS (NICE TO HAVE):Bilingual (Spanish)Prior cleaning or janitorial experienceFamiliarity with custodial practices and commercial cleaning standardsKnowledge of floor care techniques including buffing and waxingExperience in industrial cleaning or facilities maintenanceBENEFITS:Medical, dental, vision, basic life, AD&D, retirement plan and disability insuranceEight paid holidays annually, five sick days, and four personal daysVacation time offered at an accrual rate of 3.08 hours biweekly. Unused vacation is only paid out where required by law.
