Airbnb & VRBO Hosting Consultant Needed (Pricing Strategy + Platform Setup)

We are new short-term rental hosts and looking for an experienced Airbnb/VRBO expert to guide us through best practices on both platforms. Our listing is already live, but we want to make sure everything is set up correctly and optimized for visibility, bookings, and pricing. We need someone who can spend a few hours with us (via Zoom or similar) to walk through the ins and outs of hosting on Airbnb and VRBO, explain what matters most for ranking and conversions, and help us feel confident managing our pricing and settings. What We’re Looking For: ✔ Strong experience as a successful Airbnb/VRBO host or property manager ✔ Deep understanding of pricing strategy, last-minute discounts, early-bird discounts ✔ Ability to explain how to use each platform’s dashboard, settings, and calendar ✔ Guidance on Smart Pricing vs. manual pricing ✔ Knowledge of listing optimization (titles, photos, amenities, house rules, descriptions) ✔ Best practices for increasing occupancy and avoiding common new-host mistakes ✔ Tips on managing requests, declines, and avoiding performance penalties ✔ Knowledge of VRBO nuances (grouping photos, bedroom details, insurance, fees, etc.) Scope of Work: Review our current listing Walk us through Airbnb hosting tools, calendars, guest requirements, discounts, pricing setup Walk us through VRBO hosting tools and settings Help us set up the right pricing strategy for weekdays, weekends, and seasonal demand Show us helpful tips and tricks to become successful hosts Q&A on anything we may be confused about (fees, insurance, messaging, reviews, etc.) Deliverables: 1–3 hours of live consulting (can be split into multiple sessions) Actionable recommendations for optimizing our listing A clearer understanding of how to manage hosting long-term Ideal Consultant: Superhost preferred Familiar with Scottsdale/Arizona market is a plus, but not required Friendly, clear communicator, patient with beginners Someone who has real-world hosting experience, not just general advice To Apply: Please share: A brief description of your hosting or property management experience Whether you have experience coaching new hosts Your hourly rate and availability Links to any of your listings (optional) Looking forward to working with someone who can help us get this right!
