Job Overview

We are seeking a dynamic and licensed 1099 Leasing Agent to join our property management team. This energetic professional will be responsible for leasing residential units, providing exceptional customer service, and ensuring compliance with all relevant housing regulations. As a 1099 contractor, you will have the flexibility to manage your own schedule while delivering outstanding leasing experiences.

β€’ Leasing & Occupancy Performance
β€’ Manage assigned leads from inquiry to move-in (phone/text/email/CRM).
β€’ Respond quickly to inquiries and follow up consistently to convert leads.
β€’ Drive occupancy targets and reduce days vacant with weekly action plans per property/room.
β€’ Move-In Coordination
β€’ Coordinate move-in readiness with operations/maintenance (room readiness, locks/keys, utilities, house rules).
β€’ Ensure residents receive onboarding instructions and expectations before move-in.
β€’ Confirm move-in payments and documentation are complete prior to occupancy.
β€’ Monthly Property Inspections (Assigned Portfolio)
β€’ Conduct monthly inspections of assigned homes/rooms (as needed) to ensure listing readiness and quality standards.
β€’ Document findings with photos/video and submit inspection reports by deadline.
β€’ Identify maintenance, cleanliness, safety, and compliance concerns; escalate issues appropriately.
β€’ Verify that house rules, signage, and common areas meet standards and support positive resident experience.
β€’ Owner/Investor Communication Support
β€’ Provide leasing updates to internal leadership as assigned (occupancy, pipeline, pricing notes).
β€’ Support leadership confidence through accurate, timely reporting and professional communication.
β€’ Business Development (New Investors/Owners)
β€’ Generate and cultivate leads for new investor/owner relationships through networking, outreach, events, and referrals.
β€’ Educate prospects on Rentercasa’s model (co-living/mid-term rentals, operations, expected returns, market demand).
β€’ Schedule intro calls/meetings and support the closing process (handoff to leadership as needed).
β€’ Track business development activity in CRM and meet monthly outreach targets.

Required Skills & Qualifications
β€’ Experience in leasing, property management, sales, hospitality, or customer service (preferred).
β€’ Strong communication (phone, text, email) and follow-up discipline.
β€’ Sales mindset with confidence handling objections and closing.
β€’ Comfortable with commission-based performance expectations.
β€’ Ability to perform property inspections and travel to assigned homes reliably.
β€’ Tech-friendly: CRM, listing platforms, Google Workspace, and property management tools.
β€’ Organized, accurate, and able to manage multiple leads and deadlines at once.

Preferred Qualifications
β€’ Experience with co-living, room rentals, or mid-term rentals.
β€’ Licensed Real Estate professional
β€’ Familiarity with fair housing best practices and screening compliance.
β€’ Basic understanding of investor-focused rental performance conversations (occupancy, pricing, returns).

Performance Metrics (KPIs)
β€’ Lead response time and follow-up cadence
β€’ Conversion rate (inquiry β†’ application β†’ move-in)
β€’ Days vacant / occupancy rate for assigned portfolio
β€’ Application accuracy and fraud-prevention adherence
β€’ Monthly inspection completion rate and quality of reports
β€’ New investor/owner leads generated, meetings booked, and conversions assisted

Work Environment & Schedule
β€’ Mix of remote leasing/admin work and in-field property inspections.
β€’ Schedule may include evenings/weekends to support prospect availability and leasing activity.

Physical Requirements
β€’ Ability to drive to properties, walk homes, climb stairs, and take photos/video during inspections.

Job Type: Contract

Pay: $1,000.00 - $5,000.00 per month
